Ylopo for real estate: what it does, what it costs, and where it stops

Ylopo added AI to a lead-generation platform. High iQ built the agents first, then everything around them.

Ylopo: A real estate lead generation, advertising and IDX website platform founded in 2013, with AI text and voice layered on top. Their AI product is Ylopo AI (formerly Raiya).

How you're billed

Ylopo charges by database size and quotes you on a demo. High iQ is $2,000 a month, published on the website, and never priced by how many contacts you have.

What the agent can do

Both hold a conversation. High iQ's agent also builds a CMA mid-call, creates saved searches from what someone said, and sends the right video or document when it becomes relevant.

Where voice lives

Ylopo's entry tier is AI text only, voice starts at their Growing Team plan. High iQ includes voice, SMS and email on every plan.

The short answer

What is Ylopo?

Ylopo is a lead generation and marketing platform for real estate teams. It runs Facebook and Google advertising, builds you a branded IDX home search website, retargets your leads, and publishes your listings automatically. Ylopo real estate marketing has been running since 2013, and they report 75,000+ agents on the platform.

Ylopo AI is their AI layer: text and voice agents that engage and qualify the leads the platform generates. They publish 25 million AI text conversations and a 48% reply rate.

They do not publish pricing. Their pricing page carries an FAQ titled "Why isn't there a price listed on this page?" and directs you to a demo.

Ylopo doesn't publish its customer agreement

We read their published Terms of Service in full. It is a website terms-of-use document with an effective date of December 22, 2020. Across 43,000 characters it contains no reference to cancellation, renewal, refunds, subscription terms or an initial term. The only mentions of termination concern copyright licences and website access.

Multiple third-party Ylopo reviews report a 90-day cancellation period. We cannot confirm that from anything they publish, which is the point. Ask for the subscription agreement in writing before you sign, and ask specifically about the notice period, the onboarding fee, and the advertising surcharge.

High iQ: $2,000/mo on a 6-month agreement, or $2,500 month to month, cancel whenever. Create a free account first with no credit card.

Straight answer

Ylopo or High iQ: which one should you actually buy?

Pick Ylopo when…

If you want an established brand with an established name and a community that can help you build your workflows, that is a legitimate reason to pick Ylopo, and we won't pretend otherwise.

Pick High iQ when…

You want an agent that does more than talk: builds a CMA mid-conversation, creates the saved search, sends the right video. You want voice, SMS and email on one thread with shared memory rather than separate products. You want follow-up that doesn't stop at 90 days. You want a price on a website instead of on a demo, and you'd rather create a free account tonight.

The long version

What Ylopo actually is

Ylopo has been building real estate lead generation since 2013, and the advertising is genuinely good. Dynamic Facebook ads pulled straight from the MLS, listing automation, retargeting, Google LSA, branded IDX sites. If you are spending money on ads every month and want that managed well, they know what they are doing and 75,000 agents is not an accident.

The AI came later, and it shows in how it is packaged. Ylopo AI Text and Ylopo AI Voice are separate products, sold as add-ons priced per level, with voice unavailable on the entry tier. Their own site describes them merging into "Ylopo AI Squared" in the future tense. The AI qualifies and hands off, and it stops calling at 90 days.

High iQ went the other way. The agent was the first thing built, so it does things a conversational layer cannot: it builds a CMA while the conversation is happening, it creates the saved search from what the person just said, it sends the video that answers the question they just asked. Voice, SMS and email are one agent with one memory rather than three products. The ads, the website and the dialer were built around that, not the other way round.

What the agent actually does

The difference is what happens during the conversation

Builds a CMA, live

Seller intent comes up mid-conversation and the agent sends a live CMA with real comps, then tells you when they open it.

Creates the saved search

The lead describes what they want and the agent sets up the alerts, then follows up on favourites and repeat views.

Sends the right thing

Video, document or resource, at the moment it becomes relevant in the thread.

Sounds how you want

Hundreds of voices, adjustable talk speed, configured per agent.

Tells you what's next

Not a log of what happened. The next action, for you and for the AI.

Runs your humans too

The same system powers a power dialer for your agents, with script builder, objection handling and AI notes.

What we can show you

What the buyers said they could spend

Every number below came out of conversations our agents had with real people, across 800+ real estate teams, in the last 90 days. Budget is what the buyer said, not what a public record implies.

Last 90 days, platform wide across 800+ teams

The $3.44 billion in buyer budget above came out of 138,000+ conversations, because the agent asked and the buyer answered. Here is how it splits.

Active pipeline
$2,405,003,675
5,100+ appointments, warm transfers and scheduled follow-ups. Roughly $472,000 of stated buyer budget per active outcome.
Long-term nurture
$1,030,715,860
Real buyers with real budgets who are not ready to talk yet, or who opted out. Nothing was dropped, and the AI is still working them.

They publish a 48% text reply rate. We publish what the buyers said they could spend.

Figures are platform wide across 800+ High iQ teams over the trailing 90 days, not a single client result. Buyer budget is the amount buyers stated in conversation, counted as pipeline, not closed business or commissions.

FAQ

High iQ vs Ylopo, answered

Ylopo is a lead generation and marketing platform for real estate teams. It runs Facebook and Google advertising, builds you a branded IDX home search website, retargets your leads, and publishes your listings automatically. Founded in 2013, they report 75,000+ agents on the platform. Ylopo AI is their AI layer: text and voice agents that engage and qualify the leads the platform generates. They publish 25 million AI text conversations and a 48% reply rate. Ylopo does not publish pricing. Their pricing page carries an FAQ titled “Why isn't there a price listed on this page?” and directs you to a demo.

They do not publish pricing. Their pricing page has an FAQ explaining why, and directs you to a demo. Third-party reviews report an onboarding fee of $1,000 to $1,500, a monthly platform fee, AI text nurture as an add-on priced per level, and a 10% surcharge on advertising run through the platform, but they have restructured their tiers since those reviews, so confirm directly. High iQ is $2,000/mo for 10 users on a 6-month agreement, or $2,500 month to month, published on our pricing page.

It depends what you need. Their advertising is genuinely strong and 75,000 agents use the platform. Where it gets harder to justify is if what you actually want is the AI: it's an add-on rather than included, voice isn't available on the entry tier, follow-up stops at 90 days, and there's no AI email agent published. If you want lead generation managed well, they do that. If you want the agent to be the product, that's a different purchase.

Ylopo does not publish a customer subscription agreement. The Terms of Service on their site is a website terms-of-use document effective December 2020 with no reference to cancellation, renewal or refunds. Multiple third-party reviews report a 90-day cancellation period; we can't confirm that from anything they publish. Ask for the agreement in writing.

Depends what you're replacing. For the advertising and IDX website, the closest comparisons are CINC, BoldTrail and Luxury Presence. For the AI conversation layer, High iQ, Structurely and Fello's Felix all compete. High iQ is the one that also runs your ads through AdPick and gives you the website, so it replaces more of the stack than the AI-only tools.

Yes. AdPick runs ads for clients, and clients get self-serve access to an AI ad builder trained on ten years of our top-performing campaigns. About a two-minute conversation produces 250 ad variations with automatic split-testing.

Yes. Zillow, Meta, OpCity, CINC, Google, ZBuyer, or anything else. The agent calls a new lead in under 60 seconds regardless of where it came from.

Ylopo generates leads through Facebook and Google advertising, sends them to a branded IDX home search site they build for you, and retargets visitors as they browse. Ylopo AI, their text and voice layer, then engages and qualifies those leads and hands off the ones ready to talk. Their published material describes AI Voice calling a lead for 90 days. The platform is priced by database size and quoted on a demo rather than published.

Third-party Ylopo reviews are broadly positive on the advertising and the IDX websites, which is their core strength. The recurring criticisms concern cost transparency and contract terms: reviews report a one-time onboarding fee, a percentage surcharge on advertising run through the platform, and a 90-day cancellation period. We can't confirm the cancellation terms from anything Ylopo publishes, because they do not publish a customer subscription agreement. Confirm all of it directly with them.
